Sprinkler systems deserve particular attention. A dry-pipe system in an unheated area, or a wet system where the heat has failed, is where the most expensive claims originate.

    During a cold snap, the cheap insurance is letting a trickle of water move through vulnerable lines and keeping interior doors open so heat circulates to the perimeter. None of this is complicated. What fails is the follow-through: the vacant-unit thermostat that got turned down in November and forgotten until the ceiling came down in January.

    Roofs: flat commercial roofs carry winter's hidden load

    Most commercial buildings in the metro have low-slope or flat roofs, and those handle winter very differently from a residential pitch. Snow doesn't slide off.
